Sea Island Builders has broken ground on their first Awendaw Charleston home site clearing located in the gorgeous neighborhood of Sewee Preserve. Sewee Preserve was established as a Planned Development [PD] in 2001. Sewee Preserve is an estate dedicated to the preservation of the lowcountry environment and lifestyle. Most of the lots in Sewee Preserve are over an acre in size and boast great privacy for those who are fortunate to call its gates home.

It is not uncommon to see deer, turkeys, and other wildlife once you enter the main gates. All of the 30 lots inside Sewee Preserve border the marsh and intracoastal waterways. The views are breath taking from each custom home site. Located in Charleston County and subject to Charleston County and OCRM guidelines, Owners are allowed to build to within 50' of the OCRM critical line. Selective clearing may be done within this rear 50' buffer which allows for amazing views of the pristine marsh and gorgeous scenery along the marsh. Sewee Preserve is one of those places where it truly feels like time stands still.

All of the 30 residential home sites within Sewee Preserve have water and sewer infrastructure in place. This infrastructure is owned by Mount Pleasant Waterworks [MPW]. To connect to these services, Owners must install a grinder pump station and adhere to MPW's specification as well as enter into a service contract with MPW for their maintenance services. Also in the fine print, Owners must sign an annexation agreement with the Town of Mount Pleasant in order to establish water and sewer services. The annexation is not immediate, but grants the Owner's consent should the Town of Mount Pleasant decide to annex Sewee Preserve in the future.

This custom home site initially had lots of trees. From early on, coordination with the Architect (Herlong & Associates) was very important. The landscape site clearing plan was developed by Sea Island Builders with input and coordination as to the key driveway and landscape features from the Architect. The Owner's desires for privacy acheived through selective clearing is incorporated into the site clearing plan which is in turn relayed to the clearing subcontractors. Over eighty loads of fill dirt were hauled, graded, and compacted to achieve the proper building pad final elevation.
