When the Santella family approached us to take on a complex $1M+ Isle of Palms renovation and addition for their 3,800 square foot, 20-year-old home, they understandably wanted to ensure that we had the experience and talent to get job done right the first time. After all, not every builder can seamlessly add a two-story addition onto an existing home – especially when that addition includes adding a pool that flows directly underneath the home and adding an outdoor kitchen!

But despite an enormous amount of unseasonal rain that held up our work on the exterior, we were able to complete the project on budget and give the Santellas exactly what they asked for. So what exactly did the project consist of?

Complete Isle of Palms Renovation and Addition


Since the home had not been updated since it was originally built about 20 years ago, adding a new enclosed porch with a large fireplace was just the beginning. When all was said and done, Sea Island Builders practically gave the Santellas an all-new house!



First off, in order to make the changes they wanted, we ended up deconstructing the home down to the studs so that we could incorporate steel beams and steel flitch plates into the "skeleton" of the original house. This made it possible to add on the new room without compromising the overall integrity of the structure.

Our exterior changes included installing completely new Hardie Artisan siding, adding new doors and impact rated Andersen windows that are also Energy Star rated, and putting a new Galvalume metal roof on the house.

But as much work as we did on the outside, the interior may have changed even more. The walls had new interior drywall and woodwork installed. Outdated flooring was entirely replaced, as was the cabinetry in the home. Fixtures and appliances were updated, and new tiling was added.


Every step of the way on this Isle of Palms renovation and addition, we did our best to make the home as efficient and environmentally friendly as possible, incorporating a tankless water heater and utilizing an airtight, low emission foam insulation package in the design.

By the time we finished the job, the Santellas’ Wild Dunes home not only had an extra 400 square feet of usable space – it was practically a new building! Needless to say, they were thrilled with the final product.
